This local design charette was conceived by local AIA Associates to bring ideas of adaptive reuse of an existing empty lot or building.  The car sales lot provided an opportunity to locate a mixed-used development near a major boulevard with mass transit.  The existing buildings are renovated for restaurants, cafes, and a local grocery; providing amenities for the new residences and the larger community.  The new structure spans above provides parking for the first level.  Above the parking, affordable dwellings for low-middle incomes are constructed with vary floorplans and finishes to suit incomes.
